TurboTenant vs Avail vs Innago: Every Fee You and Your Tenant Pay (Nov 2026)

Last checked 2026-11-05 against each vendor's own pages. Sources are listed below.

Short answer: All three apps have a $0 landlord plan. On those free plans, your tenant pays the rent-collection fee: $2 per ACH payment with TurboTenant and Innago, and $2.50 with Avail. Card payments cost tenants 3.49% with TurboTenant, 3.5% with Avail, and 2.99% with Innago. Paying for a plan removes the tenant ACH fee on TurboTenant's Pro plan and on Avail Unlimited Plus. It does not remove the card fee on either one.

Notable gotchasThe "free" plan moves a $2 ACH fee and a higher $55 screening fee onto rentersTenants pay the highest ACH fee of the three ($2.50). Unlimited Plus costs $108 per unit per year but only saves $30 per unit per year in tenant ACH feesFree for you because tenants pay every transaction fee. Avoid that only by paying the fees yourself ($24 per unit per year for ACH)

Yearly cost of one tenant paying rent by ACH

SetupTenant pays per yearYou pay per year
TurboTenant Free$24 (12 × $2)$0
Avail Unlimited$30 (12 × $2.50)$0
Avail Unlimited Plus$0$108 per unit
Innago (default)$24$0, or $24 if you pay the fee

Who each one fits

1–4 units, keep it simple: Innago is the cheapest for tenants, with the lowest card fee and the cheapest screening. TurboTenant's free plan works too, but renters pay more for screening.

More units, or you want leases and e-signing included: TurboTenant's Pro plan makes tenant ACH free. Avail Unlimited Plus is priced per unit ($9/mo each), so it scales with unit count. Confirm whether TurboTenant's paid tiers are flat or unit-based on their pricing page before you decide — their page does not spell that out clearly. Use the table above to do the math for your unit count.

When "free" is not free

All three free plans are paid for by your tenant through per-payment and screening fees. If you want to advertise "no fees" to tenants, compare the ACH fees, which run $24–$30 per unit per year, with the price of a paid plan.
